In today's economy it's not unusual for us to be offering a home For Sale or For Rent, which ever comes first.
We rented both of these this week. The one on the left was listed for $1,000,000 or $3,000 per month. The one on the right was listed for $225,000 or $1,400 per month.
The owner of the Million Dollar Home was apologetic that we were only renting it rather than getting a sales commission. I reminded him that we weren't One Transaction Agents - it was all about what was best for our clients (and he's VERY happy to have rented his home for the next 2 years) - to which he replied that we'd eventually have TWO of his homes for sale - this one, and the new one he built for nearly twice the price.
It's always all about doing what's best for your clients.

Sharon--Doing what is best for your client is the only way to work! :)
Teri - that's why we're both here for the long term!
Sharon,
I'm so with you on this. We have to always put the needs of our clients before ours. Unfortunately there are a lot of agents out there who missed that part of the training. Make them happy once and they'll be back again or recommend you to their friends and relatives.
Congratulations on both rentals and the long term relationships they engender.
Geri - Hi! and Great to hear from you! Yes, many agents go the other way - perhaps that's the difference between Survivors and Nonsurvivors.
Sharon: Love that you mentioned doing what is best for the client. I am seeing this buy or rent option more and more. Even I have started proposing it to my sellers.
Sharon, our board in Grand Rapids, MI just launched a rental MLS. It's all about the client and trying to be creative in helping them to accomplish their goals. It's obvious that you're doing a great job!
Sharon - I have a wonderful listing in my neighborhood coming on in a couple of week that will rent in 3 months or so if we cannot sell. In this economy one has to look at a variety of options in some cases. I am not find of rentals, but will do what I can to help clients.
Jeff
Sharon - Congratulations on once again providing superior service to your clients! That is indeed what it is all about!
Donna - it's all a matter of what works for them.
Lola - glad you have rentals on line. We use that a lot.
Jeff - we now have so many of them that there is a box to check in the MLS if it's "for rent or sale, whichever comes first".
BarbaraJo - thanks.
