A few years ago I added a new niche to my business - luxury downtown condos in St. Petersburg, Florida. St Pete has transformed from a sleepy town of retired folks to a vibrant lifestyle that's in demand. Within the last decade five luxury condominium projects have been built along* the waterfront and others have been built within a few blocks of there. 

From a location and planning perspective, what makes downtown St Pete unique is that these waterfront* condos aren't lined up along the water, blocking the views from everyone going by - along the waterfront is a sidewalk, then a street, then a series of parks, then another street and THEN the condos! So everyone can enjoy the parks and the many concerts and art shows that take place in the parts, can walk along the waterfront, and all can enjoy. Traffic? not a problem, except for during a big even, such as First Night (New Year's Eve) or the Grand Prix races.

What also makes it nice is that these condo buildings along Beach Dr NE are required to have retail on the street level. That makes for interesting walking. There is a further requirement that the buildings can only go up 2 or 3 stories there along the sidewalk - then the tower has to step back toward the rear of the property. That keeps a comfortable feel for those walking along - you don't sense a wall of high buildings.

Add to this lots of restaurants, sidewalk cafes, museums, shops, a multi-theater movie complex, historic buildings, trees and benches - it's fabulous. Old and young are moving downtown, and many of them are selling their cars, or keeping one just for times they head over to the beach (though you can take the trolley from downtown to the beach).  

These "front line" condos are generally priced from $750,000 to over $5,000,000. Choose one a block or two away, or find a smaller unit without a water view in one of these "front" buildings and you may be able to buy one for $250,000 less. 

What's even nicer is that I can show these condos without a car - we can just walk from my office to the various buildings. I find that walking to a property gives a better sense of what it would be like to live downtown.

Those are some pretty pricey condos, Sharon, but I bet it's fun to show them.  Anyone who can afford that price for a condo probably has it pretty nicely decorated.  I'll be they're a joy to show!

Margaret - I do love showing them. The decorating depends on what they brought from their prior home - and how much of it they brought. One building was completed last year, had several speculators who bought, so there are several look-alike vanilla units on the market. Too bad they haven't listened to advice about staging them.

You know I believe if I did it all over again when I was in Orlando. I would have bought a condo and not rented the apartment. What I great way to go. You still can do everything and no yard maintenance. Renting is just throwing away money. I wish I understood that back then as I do now. Go sell these places. I would say market the apartments with seminars.

Teri - I enjoyed Arizona last month when I attended the Luxury Conclave in Scottsdale, and previously at the CyberStar conference in Phoenix. I love the deep blue skies and stars out there, though last month was really chilly for us Florida folks.

Nice informative piece Sharon, and the photos are terrific. Read some about your class in Hawaii, and that sounded like it would have been cool to attend. Wish we could have. Also thanks for your input on the featured discussion yesterday. Yep, we do agree with you about how well AR is doing. We also thought it was a very cool move to bring Rich inside.

Gary - you would have enjoyed the CLHMS class - we're teaching it in Washington DC in May and in Miami in June. Maybe one of those will work for you.

Florida is an interesting market these days. We're turning lemons not only into lemonade but into lemon meringue pies.

Visited St. Pete for the first time this week. Wow... I love the set up and the livability.... very nice.  Had an opportunity to see some of the modern condos, but were much more taken by some of the older ones. For insance, there is a set of condos, probably 40 years old or so, at the north corner of 10th Ave NE and N. Shore Drive that are simple, have views, and have an old time laid back feel. More like old St. Pete I imagine than the Miami feel some of the newer condos give off. These older ones aren't "luxury", but it depends on what livestyle you want. Condo fees are much lower too.

I'm not a buyer or seller in the market, just visited for business and an associate was showing me the different aspect of the city and the value/price point/lifestyle of the older condos really caught my eye.
