Today we visited the St Regis fractional interest residences under construction at The Phoenician Resort in Scottsdale, Arizona. Starting from $195,000, these have many aspects you'd expect from luxury fractional interests: concierge services, luxury amenities, spa, privacy. One interesting aspect of the St. Regis program is that if you choose not to use your time here, you can exchange your weeks for time at any of the Starwood hotel and resort properties around the world, such as Bora Bora Nui, where the "bungalows" are out over the water. Just imagine a glass floor where you can watch the fish! A study showed that most second home owners spent only 17 days a year in their second home - and worried about it for 90 days a year ...  thus the advantage of a fractional interest - all the enjoyment, none of the work. I'd find it boring to "have to" go to the same place every year, so the option of going where I want, when I want, would be an attractive advantage.
