Can they read?

There have been several blog posts about agents not putting in enough information, or correct information, into their MLS listings.  There is also the opposite problem: the listing says the property has a 1 car garage. An agent sets up a showing, and her feedback is: Sorry, it didn't have a 2 car garage so the clients didn't want it.  They didn't like it - the master bedroom was upstairs (didn't you look at the listing where it's NOT checked that the master bedroom is downstairs?)

To save time and embarassment, it's often good while you're talking to the showing agent to comment - this is such a great house. Are your buyers ok with only a one car garage? Will having all the bedrooms upstairs work for your clients? Also, if you know of a feature that has been a rule-out on prior showings, mention it to the agent - if it's significant to the buyers, there's no point in showing it.  If the clients are ok with it, knowing this in advance makes the showing agent look good by saying, this is a fabulous house, but the closet in the master is really small.

Taking the time to point things out, even though they are in the MLS, is helping the agent on the other side, and also saving time for you and/or your sellers if a feature will rule out the house for the buyers.  The point isn't to get numbers through the house, it's to get the right prospects through.

Actually, it's a little bit of both...

Sometimes having the bedroom upstairs is not a real problem...

And other times the Realtor with the showing got a chance to see your listing...

I do agree that accurate info in the MLS is extremely important...

Sadly, here in New Hampshire we have a saying "RDR" ...which means REALTORS don't Read.

They don't read the announcements that come in the mail, updates sent by the board...you name it ...they don't read it.

I should know I am one :) so I can pick on them.

Well my first response Sharon, was yes, but why should I have to do that?  Then I read Monika's response and I said okay then! lolol

I have a listing with a shared driveway; it's stated in the MLS under brokers remarks; I have chosen not to say anything about it when an agent calls for a showing for the reasons TLW mentions above - get them in the house. You may be right, maybe I should make it easier on everyone and say something; in any event, the listing hasn't sold and we are now running it as a lease option as well.

Hi Sharon-

You'd think that people would want to make sure that they are putting accurate info in their ads  -NAAHHHH!

I saw several (yes, more than one!) ads in a VERY expensive mag today listing properties - and the amenities that were listed were WRONG!  I mean WAY off!

How can I be so sure?  I live there!

TLW - we DO want to get buyers and agents into the house, you're right,  but   if something is really a deal breaker, i.e., parents with babies and toddlers who do not want to be on a different floor, or someone who does NOT want to climb stairs to the bedroom (or cannot), then I think we need to save everyone the time.

I could be catty and client-stealing, show the property and say, Oh, Didn't your agent tell you that? It's right in the MLS.  But I wouldn't do that. Think it, maybe. but do it, no.  I think we all represent our industry and should do everything we can to raise its reputation not dilute it even further.

How can a deal be broken by just viewing a home? If they don't want the stairs etc...They certainly will not submit an offer to purchase...TLW...ROAR!
