FIRST IMPRESSIONS ARE EVERYTHING

You only have one chance to make a first impression. There is only one time when a listing is brand new and goes out to all those buyers who are looking and waiting. Photos coming later? Too bad - the buyers didn't find what they were looking for and deleted you. No visual tour? No web site? No photos? Ooops! The waiting buyers have deleted your listing. Far better to wait to enter the listing into the MLS until you've completed your research, prepared all the marketing, and everything is ready and available when you hit the MLS.

Excellent points. I do hate to see new listings with no photos or, like one I saw this week, the complete narrative said "More to come." A day later "more" had not come....

It drives me nuts to see a new listing come on the MLS with no photo's...if the sellers only knew!!  In Colorado I particularly like the pictures of a home in the MLS in July and the photo has snow on the ground.

Gary - for many buyers and agents, they never go back to check what was added later.

Julie - it's that once for a first impression.

Steve - agreed - but maybe the home looks better with snow on the ground ....
