Price it right. It doesn’t matter what you paid for it or how much you have in it. It doesn’t matter if it’s “fair”. It doesn’t matter what you could have sold it for 2 years ago. It’s all about what’s actually selling - which do include short sales and foreclosures - and also what other homes are on the market. If you want to sell quickly, price it below those. But what if the nails in my house are more golden than my neighbors'? So it looks the same, except for the purple shutters, and the old boat in the back yard. And I replaced the part of the roof that was leaking - I'll get to the paining before closing, "they'll" understand....... lol

More than ever the critcal point of pricing property right takes a paramount postition.
When the market was considered more normal, most Seller's didn't get much empathy for their asking price from REALTORS, Appraisers or Lenders. But today, there may be more room for empathy as the markets have tugged away so much of the equity that the sellers believed they had. And many actually earned it, not just those that benefited from the markets escalation of the buying frenzy. It is disappointing but the reality is, you are right. it is worth nly what the market will provide for it no matter the reason. But at least we can and do provide a bit more empathy about for the lost value.
Hi Sharon, Happy Mothers Day, forgot to mention that in my other comment. Had you ever read history about Mother's day, my post got buried quickly with the the attach on our Morning Dove nest this morning. i thought post was fascinating. perhaps I was only one that didn't know the history, LOL.
Heath - I already see a line of buyers who are insisting on purple shutters and gold nails, but they want you to throw in the boat.

William - Thank you! I'll go look at your Morning Dove. We can, and should, be both empathetic and realistic. When properties became harder to sell and took longer to market, I was going to raise my commission rate, but so many people are having hard times that I decided against it.
